The Orange County real estate market is basically flat this fall: the countywide median sale price is up just 0.6% from last year, homes are selling faster almost everywhere, and mortgage rates remain the wild card. At 7.24% on a 30-year fixed, rates are more than a full point higher than a year ago, but they eased during October.

Underneath those averages, South OC is really two markets. The coast is up double digits, while several inland cities quietly got cheaper. Below is the October 2026 breakdown, city by city, plus what it means for your loan, your offer strategy and your home’s value. (Missed last month? Read our mid-September South OC market update.)

Quick Takeaways

Home Prices in South Orange County Cities

Median sale prices for the three months ending September 2026 range from just under $940K in Aliso Viejo to nearly $3.3M in Laguna Beach. The countywide median sits at $1,207,298.

Most South Orange County cities sit in a tight band between about $1.2M and $1.45M: Mission Viejo, Lake Forest, Laguna Hills, Laguna Niguel, San Juan Capistrano and Ladera Ranch. That is where most local families shop, and where small differences in price per square foot, HOA dues and Mello-Roos taxes add up quickly over the life of a loan.

The winners: coastal and luxury

Luxury buyers are less sensitive to mortgage rates because many pay cash or put a lot down, and coastal inventory is always tight. That is why Laguna Beach and Dana Point jumped. Dana Point’s price per square foot rose 23.9% to about $1,130. Ladera Ranch (+16.8%) shows the same pull toward newer, amenity-rich communities.

The pullback: Laguna Niguel, Aliso Viejo and RSM

Laguna Niguel is the headline: the median dropped 5.5% to $1,370,847, and price per square foot fell 3.9% to $733. Homes there are actually selling faster (45 days vs. 62), which tells us buyers are paying for value, not hype. Well-priced homes move and overpriced ones sit, which gives buyers one of the better negotiating windows in South OC right now.

Affordable Places to Live in Orange County’s South End

If you want South OC schools, trails and beach access without a coastal price tag, the most affordable places to live in Orange County’s south end are Aliso Viejo, Rancho Santa Margarita, Lake Forest and Mission Viejo. Two of them also got cheaper over the past year.

Keep in mind that the sticker price is only part of the story. When you compare affordable places to live in Orange County, add HOA dues, Mello-Roos and property taxes to your monthly budget, because they can swing the true cost by several hundred dollars a month.

Homes Are Selling Faster, Even With 7% Rates

You might expect homes to sit with rates above 7%. Instead, median days on market dropped in 10 of 11 cities. San Clemente cut its selling time by more than half (71 days to 34) while sales volume rose 12.8%. San Juan Capistrano was the only city that held flat (49 days vs. 48).

The reason is thin inventory. Many South OC owners locked in 3% mortgages and are staying put, so the buyers who are active compete for fewer homes. Expect the most competition in Mission Viejo, Rancho Santa Margarita and San Clemente, which all score 70 or higher on Redfin’s Compete Score. Laguna Beach, at 26, gives buyers the most room to negotiate.

Mortgage Rates: The Real Price Tag

According to Freddie Mac’s Primary Mortgage Market Survey, the average 30-year fixed rate was 7.24% as of October 29, 2026, down from 7.32% the week before. The 15-year fixed averaged 6.60%. A year ago, those rates were 6.17% and 5.41%.

On a median-priced OC home with 20% down, principal and interest rose from about $5,862 a month in October 2025 to about $6,582 today. Prices barely moved, so nearly all of that $720 jump came from rates. In today’s Orange County real estate market, how you finance the home matters almost as much as which home you buy. How a Temporary Rate Buydown Can Lower Your Payment

A temporary rate buydown lowers your interest rate for the first year or two of the loan, then steps up to the full note rate. The most common version is the 2-1 buydown: the rate is 2% lower in year one and 1% lower in year two. The cost is paid upfront into an escrow account, and it is often covered by a seller credit.

Why it works now: if a seller is willing to give you a $20,000 credit, putting it toward a temporary rate buydown usually lowers your early payments far more than a $20,000 price cut would. And if rates fall later, you may be able to refinance before the full rate ever kicks in. You still need to qualify at the full note rate, so talk through the numbers before you write your offer.

Jumbo vs Conforming Loan: Which One Fits Your City?

The FHFA’s 2026 conforming loan limit for a one-unit home in Orange County is $1,249,125. Borrow at or below that and you can usually use a high-balance conforming loan. Borrow above it and you are in jumbo territory, which often comes with larger down payment, reserve and credit requirements.

Loan amount on a median-priced home with 20% down, by city

With 20% down, a median-priced home in most South Orange County cities still fits under the conforming limit. San Clemente, Dana Point and Laguna Beach push into jumbo territory. Deciding jumbo vs conforming loan early helps you set your offer price and down payment together, instead of finding out late in escrow that the deal does not fit the loan. It is one of the biggest advantages of working with a broker and lender in one place.
